A new landmark is rising at Lakeside

District 22 · Lakeside Drive
A station, a supermarket and 570 homes on one site
Lucerne Grand is five 17-storey blocks at 30 to 38 Lakeside Drive, set directly beside Lakeside station on the East-West Line. Underneath them, at street level, is Lucerne Galleria — a supermarket, restaurants and shops that belong to the development rather than to a mall down the road.
That combination is the reason to look. A residential site zoned with commercial at the first storey is uncommon in this precinct, and it is what turns a station-side address into somewhere you can also buy dinner on the way up. The development is by City Developments Limited, through CDL Polaris Properties, on a 99-year lease that started on 8 September 2025.
The numbers
570, counted rather than copied
The developer’s fact sheet gives a summary table: seven bedroom groups adding to 570. The floor plan brochure gives something different — every unit number in the development, stack by stack and level by level, printed under each of the sixteen plans. This site counted those, and the two agree on every group and on the total. Where the schedule is unusual, it is unusual for a reason: five stacks have no home on level 2, and one of them starts at level 4, which is why 36 stacks over 16 levels comes to 570 rather than 576.
| Bedroom group | Size, sq ft | Units |
|---|---|---|
| 2 BR | 624 | 96 |
| 2 BR + S | 667 - 710 | 126 |
| 3 BR | 872 - 904 | 125 |
| 3 BR Premium + Study | 947 - 1,001 | 128 |
| 4 BR Premium | 1,152 - 1,195 | 47 |
| 4 BR Premium + Study | 1,345 | 16 |
| 4 BR Premium + Entertainment | 1,432 | 32 |
| Total | 570 |
What is on the site
Four decks, and a street level that is not just a lobby
Aqua Valley
The lap pool runs the length of the courtyard on level 2, with a spa cove, pool deck, cabana and the Grand Lawn around it.
Club Lucerne
Gymnasium, the first of the two clubhouses, and changing rooms with a steam room, also on level 2.
Social Valley
Up on level 3: multi-purpose court, two gourmet pavilions, kids’ splash pool, a co-working lounge and the second clubhouse.
Lucerne Galleria
Street level, and the part that changes daily life: supermarket, restaurants, shops and a community plaza.
Getting around
Two stops to Jurong East
Lakeside station is about 130 metres from the blocks, measured from OneMap. Chinese Garden is one stop; Jurong East, the interchange with the North-South Line and the malls at JEM, Westgate and IMM, is two.
Jurong Lake District is being built out around that interchange as Singapore’s largest business district outside the city centre. Jurong Lake Gardens, the 90-hectare national gardens, is under a kilometre away on foot.
Common questions
The things buyers ask first
Where is Lucerne Grand?
Lucerne Grand occupies 30, 32, 34, 36 and 38 Lakeside Drive in District 22, directly beside Lakeside station on the East-West Line. It is five 17-storey blocks of apartments sitting above Lucerne Galleria, a first-storey commercial floor with a supermarket, restaurants and shops.
How many units are there at Lucerne Grand?
570 homes across 36 stacks in five blocks. The bedroom mix is 222 two-bedroom homes, 253 three-bedroom and 95 four-bedroom, which the developer rounds to 39%, 44% and 17%.
Who is the developer of Lucerne Grand?
CDL Polaris Properties Pte Ltd for the residential development and CDL Polaris Commercial Pte Ltd for Lucerne Galleria, both wholly owned subsidiaries of City Developments Limited. The architect is ADDP Architects LLP, landscape is by Tinderbox Pte Ltd, interiors by 2nd Edition Pte Ltd and the builder is United Tec Construction Pte Ltd.
What is the tenure at Lucerne Grand?
Leasehold of 99 years commencing 8 September 2025, on a site of 13,485.1 sqm or 145,152 sq ft.
When does Lucerne Grand preview?
Huttons' pipeline data of 10 August 2026 gives the preview as 18 September 2026. The developer's own Buyer's eBook says only Q3 2026 and names no date, so treat 18 September as Huttons' date rather than the developer's until the developer confirms it.
When will Lucerne Grand be completed?
The expected date of vacant possession is 7 December 2031 and the expected date of legal completion is 7 December 2034, both from the developer's brochure particulars.
What unit types and sizes are available at Lucerne Grand?
Sixteen types across four formats: 2-bedroom at 624 sq ft, 2-bedroom with study at 667 to 710 sq ft, 3-bedroom at 872 to 904 sq ft and 3-bedroom premium with study at 947 to 1,001 sq ft, then 4-bedroom premium at 1,152 to 1,195 sq ft, 4-bedroom premium with study at 1,345 sq ft and 4-bedroom premium with entertainment room at 1,432 sq ft.
Which primary schools are within 1km of Lucerne Grand?
Neither OneMap's School Query nor MOE's SchoolFinder lists Lucerne Grand's own addresses yet, because the building is under construction. Both return the same four schools within 1km for the immediately neighbouring block on Lakeside Drive: Boon Lay Garden Primary, Lakeside Primary, Rulang Primary and Shuqun Primary. Measured from Lucerne Grand's own five blocks those four are 0.4 to 0.8 km away. None of the twelve schools on MOE's two-track list for the 2027 registration exercise is in this part of the west, so the ordinary 1km and 1-2km priority applies here.
Has a price list been released for Lucerne Grand?
No. None of the three developer documents supplied contains a price, so this site quotes none. The land was tendered at $1,132 psf ppr, which is a land cost and not a selling price. The price list is normally issued at the preview.
